How to Find Off-Market Homes in Studio City and Los Angeles

Not every desirable home in Los Angeles begins with a public MLS listing. In Studio City, Sherman Oaks and the surrounding San Fernando Valley, some homeowners are willing to consider selling without formally launching their property to the broader market.

For the right buyer, those opportunities can significantly expand the search.

What is an off-market property?

An off-market property is generally a home that is not being broadly advertised for sale. Some owners prefer privacy, some are still deciding whether to move, and others may be willing to sell only if the right buyer and terms appear.

Off-market does not automatically mean discounted. The primary advantage is often access.

How are off-market homes found?

Finding these homes typically requires more than checking consumer real estate portals. A targeted search can include direct homeowner outreach, conversations with other agents, relationships with developers and investors, and ongoing neighborhood-level networking.

The more specific the buyer’s criteria, the more focused that outreach can become. That may mean targeting a particular street, school area, architectural style, lot size or price range.

Why do buyers search off market?

The biggest benefit is additional inventory. A buyer who only watches public listings sees what is actively marketed, not every property whose owner may be open to a sale.

This can be especially valuable in low-inventory segments such as newer homes south of Ventura Boulevard, view properties, larger lots or very specific architectural styles.

Are off-market homes less expensive?

Not necessarily. Some sellers expect a strong price in exchange for avoiding a public launch. The property still needs to be evaluated against recent comparable sales, condition, location and current market demand.

Can sellers benefit from an off-market strategy?

Sometimes. A private pre-market approach can help a seller gauge interest before committing to photography, open houses and full exposure. But broad market exposure can also create competition, so the best strategy depends on the seller’s priorities.
