Encino Home Prices Are Up 23%—But Homes Still Take 62 Days to Sell
Encino’s latest housing numbers show why sellers should look beyond a single headline. According to Redfin, the median sale price reached approximately $2.06 million over the three months ending August 2026, up 23.0% year over year. Yet homes took about 62 days to sell.
A rising median does not mean every Encino property gained 23%. The mix of homes sold can change substantially, particularly in a neighborhood with a broad range of property types and luxury price points.
Do Encino buyers have negotiating room?
Redfin describes Encino as somewhat competitive and reports that the average home sells roughly 2% below list price, while especially desirable homes can move faster and above list. That makes initial positioning important: buyers may pay aggressively for a home they perceive as exceptional while negotiating harder on homes that linger.
What does this mean if I am thinking about selling?
I would evaluate the home against the closest recent sales and current competition—not simply multiply last year’s estimated value by the neighborhood’s year-over-year change. Location, lot, renovation quality, architecture, views, school preferences and price tier can materially change the relevant buyer pool.

Sell first or find the next house first?
If you are selling to move up, downsize or relocate, evaluate both transactions together. Start with a property-specific home value review, then use a personalized next-home search to understand what your equity can realistically buy.
