Mortgage Rates Near 7%: What Los Angeles Buyers Can Afford in Fall 2026

·By Artin Hovsepian ·Uncategorized

For Los Angeles buyers, the mortgage rate can change the search almost as much as the asking price. Freddie Mac reported on September 17, 2026 that the average 30-year fixed mortgage reached 6.95%, up from 6.76% one week earlier. In a market where many homes in Studio City, Sherman Oaks, Encino, Tarzana and the Hollywood Hills sell well above $1 million, even a modest rate move can materially change a buyer’s monthly payment.

The important question is not simply whether rates are ‘high.’ It is: what does today’s rate mean for the home you can comfortably buy?

What a 6.95% Mortgage Rate Means at Los Angeles Price Points

The examples below assume a 20% down payment and a 30-year fixed mortgage at 6.95%. They show principal and interest only; property taxes, homeowners insurance, HOA dues and other costs are additional.

  • $1,000,000 home: $800,000 loan — approximately $5,296/month principal and interest.
  • $1,250,000 home: $1,000,000 loan — approximately $6,619/month.
  • $1,500,000 home: $1,200,000 loan — approximately $7,943/month.
  • $2,000,000 home: $1,600,000 loan — approximately $10,591/month.

These are illustrations, not loan quotes, but they show why buyers should evaluate price and financing together rather than choosing a price ceiling before speaking with a lender.

Los Angeles Affordability Is Already Tight

The California Association of Realtors’ second-quarter 2026 Housing Affordability Index found that only 17% of households in the Los Angeles metro area could afford the region’s $860,000 median-priced home. C.A.R. estimated that purchase required a minimum qualifying annual income of $214,400 and a monthly payment of $5,360 including principal, interest, taxes and insurance under its assumptions.

That makes financing strategy especially important in higher-priced San Fernando Valley and Los Angeles micro-markets.

Studio City: Price Mix Matters More Than a Headline Median

Redfin’s latest Studio City data shows a median sale price of approximately $1.94 million over the three months ending August 2026, with homes taking about 61 days to sell. The median price per square foot was about $821.

A rising median does not mean every Studio City property appreciated by the same amount. Changes in the mix of luxury homes, remodeled properties and smaller condos can move a neighborhood median substantially. Buyers should compare recent sales by property type, location, lot, condition and square footage rather than applying the citywide percentage to an individual home.

How Buyers Can Adapt When Rates Are Near 7%

1. Compare the payment, not just the purchase price

A less expensive home with significant renovation needs may not be more affordable once improvement costs are considered. Conversely, a well-priced property that needs little immediate work can offer more predictable ownership costs.

2. Ask about seller credits when negotiating

In listings where the seller has negotiating room, a buyer may decide that a closing-cost or financing credit is more valuable than an equivalent reduction in price. The appropriate structure depends on the loan program and lender requirements.

3. Watch days on market

A home that has been available for several weeks may present a different negotiation opportunity than a newly listed, well-priced property receiving immediate interest. This is particularly relevant in markets such as Sherman Oaks, Encino and Woodland Hills, where property-level conditions can vary substantially.

4. Keep multiple neighborhoods in play

A buyer focused on Studio City may find a different combination of home size, lot and monthly cost in Sherman Oaks, Toluca Lake, Encino, Tarzana, Burbank or Woodland Hills. The goal is not simply to find the lowest price—it is to identify where the buyer’s priorities and total ownership cost align.

What Higher Rates Mean for Los Angeles Sellers

Mortgage affordability affects sellers too. Buyers often shop by monthly payment, which means a rate increase can reduce the price range available to part of the buyer pool. Sellers should pay close attention to recent comparable sales, active competition and days on market rather than anchoring to an aspirational asking price.

Presentation also matters. When financing costs are high, buyers can become less willing to pay a premium for deferred maintenance or an overly ambitious list price. Homes that are prepared well and positioned correctly can stand apart from competing inventory.

Should You Wait for Mortgage Rates to Fall?

There is no reliable way to know where mortgage rates will be when the right home becomes available. Freddie Mac’s weekly survey itself demonstrates the volatility: the 30-year average moved from 6.76% on September 10 to 6.95% on September 17.

A more practical approach is to make a purchase decision using a payment that works at today’s rate, while treating any future refinancing opportunity as a potential benefit rather than a requirement for the purchase to make sense.

Buying or Selling in Los Angeles?

Real estate in Studio City, Sherman Oaks, Toluca Lake, Encino, Tarzana, Glendale, Burbank, West Hollywood, Woodland Hills and the Hollywood Hills is highly property-specific. A citywide statistic is a starting point, not a pricing strategy.
