Burbank Real Estate Market 2026: Why the Neighborhood You Choose Matters More Than the Citywide Median
Burbank real estate is a good example of why a single citywide statistic can be misleading. In August 2026, Redfin reported a citywide median sale price of approximately $1.20 million, up 1.8% from a year earlier. Homes took about 41 days to sell, while 43.6% sold above list price.
But buyers searching for homes in Burbank—and homeowners trying to decide what their property may be worth—should look deeper. The latest neighborhood-level figures show dramatically different conditions from one part of the city to another.
Burbank’s 2026 Housing Market at a Glance
Redfin classifies the broader Burbank market as somewhat competitive. Its August data shows a median sale price of $1,198,707, 158 homes sold, and median days on market of 41. The sale-to-list ratio was 100.6%, meaning the typical sale was very close to the asking price.
That sounds relatively balanced. Yet the neighborhood data tells a more useful story for anyone making an actual real-estate decision.
Magnolia Park: One of Burbank’s Most Competitive Micro-Markets
Magnolia Park stands out. Redfin’s August 2026 data shows a median sale price of approximately $1.48 million, up 16.2% year over year. Its competitive score was 89 out of 100, with homes going pending in roughly 24 days on average.
The average sale was about 3% above list price, and 57% of homes sold above asking. For buyers looking at Magnolia Park homes for sale, this means a citywide narrative about greater negotiating leverage may not apply to a well-priced property here.
For sellers, it is equally important not to interpret strong neighborhood demand as permission to overprice. The homes most likely to create competition are generally the ones buyers perceive as compelling relative to the alternatives available at that moment.
Chandler Park: Strong Competition Despite Flat Prices
Chandler Park illustrates another important point: price growth and buyer competition are not the same thing. Its August median sale price was approximately $1.21 million, essentially flat year over year, yet Redfin still classified the neighborhood as very competitive.
The average home sold about 3% above list price, while nearly 65% of homes sold above asking. Buyers should therefore evaluate the individual property—not assume that flat year-over-year pricing means sellers have lost leverage.
Burbank Hillside District: More Room to Negotiate
The Hillside District looked different. Its August median sale price was approximately $1.35 million, down 1.1% year over year. Homes were taking roughly 42 days to go pending, and the average sale was about 1% below list price.
About one-quarter of listings had price reductions. For a buyer seeking a Burbank hillside home, that can create opportunities—particularly when a property has accumulated market time or has already adjusted its asking price.
Northwest Burbank: A Slower Market Can Reward Patience
Northwest Burbank showed an August median sale price of approximately $987,000, down 10.3% year over year. Redfin reported that homes in the neighborhood were taking around 64 days to go pending, with the average sale about 2% below list price.
That does not mean every Northwest Burbank home is discounted. It does mean buyers may have more time to investigate condition, compare recent sales and negotiate thoughtfully than they would in faster-moving pockets such as Magnolia Park.
What Burbank Buyers Should Do Right Now
The key is to stop treating “Burbank” as one market. A buyer considering Magnolia Park should prepare differently from a buyer targeting a listing that has been sitting in Northwest Burbank or the Hillside District.
Before writing an offer, compare the property with recent sales in the same micro-market, study its days on market and pricing history, and determine whether competing offers are actually present. That approach can help buyers distinguish between a home that requires decisive action and one where there may be room to negotiate price, credits or other terms.
Mortgage costs also remain a major part of the calculation. Freddie Mac reported that the average 30-year fixed mortgage rate was 6.95% on September 17, 2026. Because financing costs materially affect monthly payments, buyers should evaluate the total payment—not just the purchase price—and discuss loan scenarios with a qualified lender.
What Burbank Sellers Should Take From the Data
For sellers, neighborhood-specific pricing matters more than a broad headline about Los Angeles or even Burbank as a whole. A Magnolia Park comparable may not be appropriate for a home several neighborhoods away, even if the properties appear similar on paper.
Current conditions also make the first weeks of a listing especially important. Pricing should reflect the property’s immediate competitive set, condition, location and buyer alternatives. If buyers repeatedly choose competing properties, the market is providing information that should be addressed quickly.
Comparing Burbank With Nearby Markets
Buyers considering Burbank frequently compare it with nearby Valley communities. If you are expanding your search, read our Toluca Lake real estate market guide and our latest look at Studio City homes and days on market.
The right choice is not simply the neighborhood with the strongest headline number. It is the location, property and financial structure that best fit your priorities—and the negotiating strategy should change with the micro-market.

Sources & Data Notes
Redfin: Burbank, Magnolia Park, Chandler Park, Hillside District and Northwest District housing-market data, August 2026. Redfin states its calculations are based on MLS and/or public-record data. Neighborhood medians can move sharply when transaction counts or the mix of homes sold changes, so they should not be interpreted as an appraisal of any individual property.
Freddie Mac: Primary Mortgage Market Survey, September 17, 2026. The reported 6.95% figure is a national weekly average for 30-year fixed-rate mortgages; an individual borrower’s rate will vary.
